By chosing to live in Saddlebrook Farms, it's agreed that property owners will abide by the "Declaration of Covenants, Conditions and Restrictions" and "Declaration of Use Restrictions" as set up by Continental and enforced by the homeowners association.
Declaration of Covenants, Conditions and Restrictions
The "Declaration of Covenants, Conditions and Restrictions" consists of five articles outlining the basic rights and responsibilites of each property owner. It defines that only one vote per lot is permissible in any voting. Addtionally, it outlines the uses and amounts of assessments, i.e. homeowners associaton dues. The amount, currently $175, is set each January 1 and cannot exceed a 10% increase without a vote.
Under Article V, General Provisions, it is stated that the Association or any Owner has the right to enforce any of the provisions of this Declaration and that:
Failure by the Association or by any Owner to enforce any covenant or restriction herein contained shall in no event be deemed a waiver of the right to do so thereafter.
Declaration of Use Restrictions
The "Declaration of Use Restrictions" does just that; it outlines all the things an owner can and cannot do to property located in Saddlebrook Farms and is in effect until January 1, 2050 and may only be ammended by a 70% vote. Section II, Architectural Control allows for the operation of the Architectural Control Committee. The remainder of the document outlines the specific requirements for the following:

- Driveways
- Temporary Structures
- Easements
- Sidewalks
- Signs and Billboards
- Vehicles
- Nuisances
